Home staging

With our help, you can build your property to get the best possible yield, marketability, and adapt to tenant needs. We prepare the apartment for rental, give furnishing advice and we propose a marketable rent. We also take professional photos and advertise the property in both English and Hungarian.

Marketing

The property will be advertised on our own site, that is visited by foreigners, and on popular domestic advertising portals. We’ll recommend it to companies, embassies and diplomatic representations. The applicants will be screened with the best of our ability and the property will be shown to the potential clients, with the property owner in constant consultation regarging the terms of the lease.

Concluding the lease agreement

We work with a lawyer-reviewed and - if necessary - bilingual lease contract. The contractual terms are clarified and recorded in the contract. The sigining of the lease contract takes place in our downtown office and in case of the absence of the owner - it’s contracted by us with an authorization.

Check in - Check out

When making an inventory, we assess and record the apartment's condition and furnishings. We note the standing of the meters and the number of keys transferred. The hand-over certificate is a formal annex to the lease agreement, helping to avoid possible controversy at the end of the lease period and also basis for calculating the consumption of the utilities. In addition to the rent, we ask for a 2 months’ deposit from the renters, which will only be refunded if the apartment is returned in the same condition as given with all rent and utilities paid.

Maintenance

Fixing the possible problems that come up in the property, supervision of work, handling the problems that have encountered.

Accounting

On the date specified in the rental contract and at a time pre-arranged with the tenants, we collect the monthly rental fee and the cost of the utilities which will be handed over to the owner. In case of delay in the payment, the client (tenant) will be put on notice in writing and verbally too. We will mediate between the tenant and the owner in the case of settlement disputes. Communicating with the tenant is fully handled by us. Our multilingual staff can at any time (regular work hours) be at the disposal of the owners and renters!

Regular check-ups

From time to time that will be specified in the lease agreement, we’ll visit the property, verifying the property’s condition and the intended and contractual usage of it.
Usually 30 days before the expiration of the rental period, we will already start the advertising of the property again in consultation with the previous renter. It is important that the apartment is quickly returned to the market and its utilization is the best it could be.
